Brownstone
is the choicest building material for many people owing to the rich look that
it gives to the buildings. Normally pink, brown, and red sandstonesare called
brownstone. Houses that sported the look were called row houses back in the
early 1900s. The softness of the material has made it user-friendly for major
carvings. You will see many facades of houses with carvings in brownstone.
Maintaining the stone, however, is a little difficult and house owners have to
remain in constant touch with the contractors for repair and maintenance at
least once in a decade.
Why renovation is important
Restoring
structures made of brownstone is very important because these buildings
represent a heritage and old world charm that is hardly present now and hence
precious. Regular maintenance is the only way of keeping the stone safe from
the ravages of nature. If the façade of a building is affected the first thing
that should be done is removing the layer of the stone. You will need to use
chiseling, scraping, knocking, and hampering to remove the layer of the rock
even though it is considered soft. A layer of tinted mortar-like material is
added to the surface after the exfoliation.
How composite repair works
Also
known as composite repair, it lasts longer than any other method only if the
area does not get very heavy rain. However, if they are applied on the wall
copings and the window sills, then it is likely to get damaged very fast
because of water filtration and the stone layers underneath getting
disaggregated. Any part that does not get direct rainfall remains good in this
kind of repair. For the composite materials of the Brownstone façade restoration to stick to the surface, it is
essential to remove the existing material and then start work. A lot of scars
are made in the process of the layer removal so that the composite materials
can stick.
Add layers and paint
In
case of larger repairs, wire armatures and rods are added to give additional
support and make sure that the patch does not separate from the layer below.
Usually, a full layer of the composite material is applied because matching the
color of the two is slightly difficult. Sometimes the entire Brownstone restoration is
covered with tinted stuccos. If the entire façade has to be done, it is the
best way of handling the renovation. The newly added layers are then painted
with a color that comes closest to the original brownstone of the building. It
is mixed on the site so that the proper color can be got.
Make the surface granular
The
brownstone mix is applied on the lintels, stoop, and the building’s foundation.
A fresh coat of paint is also applied to the entire building’s exterior. The
total work completed should last for a least another decade before the repair
works have to be started again. Even after the surface finishing is done, many
times the buildings fail to get into the character because the surface grains
are not similar. In such cases they are rubbed with stones to take off the
outer layer and expose the grains underneath. The patches can also be brought
about by dry-trowel or with the help of a sponge.
Other repair techniques
Other
than the composite repairs, unit replacement is another method of renovating
the outside of a building. It is, in fact, easier to repair parts or units of a
structure rather than the entire unit. When the stones are severely damaged at
the projecting bays, buttresses and the corners you can opt for unit
replacement. The damaged stones are replaced with natural ones. Retooling is
another method that is opted for when neither the composite material nor the
unit replacement work. The face of the individual stones is worked upon, but
many times it does not match the original tooling of the surface.
A
number of methods are available for the renovation process, but you have to
hire the right contractor who can carry them out ably. Inappropriate methods of
repair are many which trap moisture and prevent the underlying deterioration
from surfacing. You need to do a bit of research to be aware of the proper
methods so that they can be discussed even before you let the contractor start
work.
